It requires knowledge, preparation, integrity, product understanding and a genuine commitment to the client.
Know the Market You Operate In
A serious real estate professional must understand the market.
If you operate in Lagos, you should know what is happening in Lagos real estate. If your market is Port Harcourt, Abuja, or any other city, you should understand the factors shaping that market.
This goes beyond knowing property prices.
Real estate professionals should pay attention to infrastructure development, government policies, urban expansion, transportation networks, demographics, emerging neighbourhoods, investment patterns and other developments that can influence property values and demand.
For example, major infrastructure projects can reshape the attractiveness of entire locations. Changes in transportation, coastal development, road networks or government policy can create new opportunities while changing existing ones.
You cannot effectively advise a client about a market you do not understand.
Know Your Product
Market knowledge must be matched with product knowledge.
A realtor should be able to confidently explain the property they are representing—its location, specifications, pricing, payment structure, documentation, development stage, infrastructure, potential advantages and limitations.
Clients are making significant financial decisions. They deserve more than a salesperson who can repeat a price and list a few features.
They need someone who understands what they are offering.
Know the product before you ask the client to trust it.
Know Your Prospect
Not every property is right for every client.
One of the most important skills in real estate is understanding the person sitting across from you.
What is their budget?
What are they looking for?
Are they buying for personal use or investment?
What is their preferred location?
What is their timeline?
What are their concerns?
And, importantly, is the product actually within their financial capacity?
Understanding these factors allows a realtor to recommend appropriately rather than simply push whatever property is available.
Sometimes, the right outcome is not making a sale immediately. It is building enough trust that the client knows you genuinely understand their needs.
Listen More Than You Speak
Real estate professionals can sometimes become so focused on selling that they forget one of the most important parts of sales: listening.
The better you understand your client, the better you can serve them.
Listen to their questions. Listen to their concerns. Listen to what they are not saying.
A client who feels heard is more likely to trust the professional guiding them through a major financial decision.
And that trust can become more valuable than a single transaction.
Integrity Is Not Optional
Real estate involves substantial financial commitments.
For many clients, a property purchase represents years of savings, a major investment, or one of the biggest financial decisions they will ever make.
That places a responsibility on the realtor.
Your word matters.
If you make a commitment today, you should be prepared to stand by it tomorrow. If you do not know an answer, say so. If a detail needs to be verified, verify it.
Never sacrifice integrity for a commission.
A commission may be earned once. Reputation follows you much longer.
Think Beyond the Commission
Commission is an important part of the real estate business. But it should not be the only objective.
The real question is:
What relationship are you building after the commission has been paid?
A successful transaction can produce income.
A successful relationship can produce repeat business, referrals, partnerships and a reputation that compounds over time.
The best real estate professionals understand that they are not simply closing transactions. They are building relationships.
The Realtor as a Real Estate Consultant
The real estate industry is becoming increasingly sophisticated.
Clients have access to more information than ever before. They can compare locations, research developments, analyse prices and discover opportunities online.
That means the value of a realtor can no longer be limited to simply showing properties.
The modern realtor must increasingly become a consultant, market guide and trusted adviser.
That requires continuous learning.
Know your market. Know your product. Know your client. Listen carefully. Communicate honestly. Keep your word.
These principles may sound simple, but they are foundational to building a sustainable career in real estate.

Real estate will continue to evolve.
